Mobile Home Delivery Process

Moving a manufactured home requires specialized heavy-haul logistics. Here is how your home travels from factory or yard to your installation site:

Verification of road access, turn radius, ground condition, and overhead clearances.

Securing DOT oversize load permits, state routes, and pilot/escort vehicles.

Licensed driver transports unit directly to the designated pad or foundation.

Buyer Responsibilities & Site Preparation

To ensure safe transit and drop-off, buyers must ensure the land site meets the following structural conditions prior to the scheduled delivery date:

  • Clear Clearance Zone: A minimum 14 ft. wide path with 14 ft. vertical clearance, clear of low tree branches, power lines, gates, or fences.
  • Ground Soil Stability: Firm, level ground capable of supporting heavy transport trucks (tows weighing up to 30,000+ lbs). Muddy or soft ground may cause vehicle stalling and incur additional fees.
  • Local Access Permits: Buyer is responsible for obtaining local zoning clearances, HOA approvals, and municipal placement permits.

Shipping Costs & Oversize Fees

Mobile home shipping rates are calculated dynamically based on total structure dimensions and total transit distance:

  • Mileage Charges: Calculated on a per-mile basis starting from our staging depot to your delivery pad.
  • State Permits & Pilot Cars: Units exceeding state width limits (e.g., 12 ft. to 16 ft. widths) require DOT permits and escort cars, billed directly into your shipping summary.
  • Double-Wide Logistics: Double-wide homes require two separate transport trucks, billed as two individual oversize loads.

Delivery vs. Installation & Setup

It is important to distinguish between transit delivery and home setup services:

  • Standard Delivery: Covers transit to your site, pulling the home onto the pad, and unhooking the transport hitch.
  • Setup & Tie-Downs: Anchoring, blocking, leveling, utility hookups, and double-wide seam joining require a separate setup agreement or licensed local contractor.

Weather Delays & Safety Holds

Heavy haul transports are governed by Department of Transportation (DOT) safety regulations. Deliveries may be postponed due to high winds, severe rain, ice, or muddy site conditions. In the event of weather holds, our dispatch team will notify you immediately with updated timelines.
