Return & Refund Policy

Due to the custom manufacturing and heavy-haul logistics of mobile and modular homes, traditional returns do not apply.

Order Cancellations & Initial Deposits

We understand that land or financing situations change. Order cancellation requests are subject to the following project stages:

100% full refund on initial earnest money deposits if cancelled prior to factory order lock.

Deposit refunded minus a standard administrative & engineering plan fee ($500–$1,500).

Non-refundable once active factory construction or custom material procurement has started.

Prior to accepting home delivery and signing off on the final bill of lading, buyers must perform a walkthrough inspection:

Walkthrough Inspection: Buyers (or an authorized agent) are required to inspect the exterior and interior conditions before the transport vehicle departs your property line.
Transit Damage Claims: Any cosmetic damage, window cracks, or siding shifts incurred during transit must be noted directly on the driver’s delivery certificate to trigger immediate factory repairs.

Once a mobile home, double-wide section, or modular unit is placed onto a pad or foundation and unhooked from transport equipment:

No Physical Returns: Due to DOT heavy-haul regulations, state titling transfer laws, and site setup, fully delivered units cannot be returned for a cash refund.
Warranty Remediation: Any structural, plumbing, electrical, or manufacturing defects discovered post-delivery will be resolved under the HUD Manufacturer Warranty at zero cost to the buyer.

For approved pre-production deposit cancellations or overpayments:

Timeline: Approved refunds are credited within 7–10 business days following written cancellation agreement.
Method: Refunds are issued back to the original funding source (wire transfer, bank draft, or card).
